NOTICE: This Agreement constitutes a temporary License to Occupy the specified premises and does not create a Landlord-Tenant relationship or confer any residential tenancy rights

Guests agree to abide by the following rules and regulations during their stay. Breach of these rules is grounds for immediate termination of this Agreement and eviction without refund.

1. Prohibited Activities:
1.1 No Smoking : Smoking (including tobacco, cannabis, and vaping) is strictly prohibited inside the Room and within [Specify Distance, e.g., 25 feet) of any entrance. A minimum cleaning fee of $[250.00] will be assessed for violation.
1.2 Quiet Hours: Quiet hours are enforced between 10:00 PM and 8:00 AM. Excessive noise that disturbs other guests is prohibited.
1.3 Illegal Activity : No illegal activity, including the use, possession, or distribution of illegal substances, is permitted on the premises.
1.4 Maximum Occupancy: The maximum number of occupants for the Room is [____]. Unauthorized guests are prohibited.

1.6 Condition of Room: The Guest agrees to keep the Room in a clean, sanitary, and orderly condition and shall not make any alterations to the Room.
1.7 Use of Amenities: The Guest is responsible for adhering to all rules posted for common areas and amenities
1.8 We do not allow personal furniture or appliances to be brought into the room.

2. Damage and Liability:
2.1 Damage to Property: The Guest is responsible for any damage, loss, or destruction to the Room, its furnishings, or the Motel property caused by the Guest or anyone under the Guest's control, whether intentional or accidental. The Guest authorizes the Operator to charge the credit card on file for the cost of repairs or replacement.
2.2 Personal Property: The Operator is not responsible for the theft, damage, or loss of any personal property belonging to the Guest or their visitors, including property left in the Room or vehicles parked on the premises.
2.3 Right of Entry: The Operator and their employees reserve the right to enter the Room at reasonable hours for maintenance, inspection, or in case of an emergency, or for general cleaning service.

3. Termination of License :
This license to occupy may be terminated immediately by the Operator, and the Guest may be required to vacate the premises without refund, upon any of the following occurrences:
3.1 Failure to pay the Occupancy Fee or any required deposit.
3.2 Breach of any term of Section 1 (Guest Obligations and House Rules).
3.3 Any conduct that, in the Operator's reasonable judgment, endangers the health, safety, or comfort of other guests or staff.

4. Governing Law and Disclaimer This Agreement shall be governed by the laws of the State of [Massachusetts ].
